Home Inspection
A home inspection gives you the opportunity to educate yourself about the property and gives you the security knowing there are no substantial problems with the property. If a major problem is discovered, you can bring it to the seller’s attention before you waive the condition and work out a reasonable solution. If you are unwilling to accept the problem and seller is unwilling to remedy the problem, there’s no deal.
It is important that the home inspector you choose is part of the Ontario Association of Home Inspectors (0AH) and/or the Canadian Association of Home Inspectors (CAHI). You should ask the inspector about their background and it’s always a good idea to get references.
A good home inspector will check the foundation, electrical, heating, plumbing, floors, walls, ceilings, roof, attic, chimneys, fireplaces, siding, trim, porches, patios, decks, garage, property drainage/grading and much more. Home inspections usually range in cost from $250-$500.
